This unit has great views from the lanai, yet sits far enough away from the street to minimize road noise
This unit is fully furnished, bed linens, bath and beach towels provided.
The all-electric kitchen has a full-size washer/dryer, microwave, stove and oven, full-size refrigerator and freezer with ice maker, coffee maker, toaster, dishwasher and in-sink garbage disposal. The kitchen is outfitted with cutlery, utensils, plates, bowls, coffee cups, glasses, pots, pans, crock pot and rice cooker - everything you need to create your own meals.
In the living room there is a NEW 60" flatscreen TV with DVR so you won't miss your favorite shows. Also there is a combination VHS/DVD player, a stereo, CD player and bluetooth capabiity along with a modest selection of paperback books. Complimentary Wi-Fi and toll-free calling throughout the US and Canada are provided.
The living room sofa is a Queen-size sleeper and there's a dining table that seats four.
The entry, kitchen and bathroom all have new white tile flooring and there's new hardwood laminate flooring in the bedroom and living room. There is an air conditioner which cools the entire unit and ceiling fans throughout the condo. There is surprisingly great cross-ventilation when the lanai and bedroom and/or front doors are open. You can even hear the surf at night!
The bedroom has a comfortable California King bed, plenty of closet and drawer space and a flat screen cable TV.
The bathroom has a tile shower stall with shower head and glass doors.
Guests can take advantage of the 7th floor rooftop area with tables, chairs, loungers and 2 BBQ gas grills. Unobstructed panoramic mountain and ocean views afford a 360-degree view. It's the best spot for watching Maui's glorious sunsets, and whales in season. In addition to the rooftop "restaurant & lounge" area, this complex has a beautiful solar-heated garden pool area with lounge chairs and shower. The shuffleboard court is adjacent to the pool area. Beach gear is located in the unit including a cooler, chairs, umbrella and sand toys.
Parking at the complex is free and unassigned, and one parking stall per unit is permitted.
A recycling program is in place with receptacles in the trash room on each floor next to the elevator.
The Kamaole Beach Royale Resort is ideally located in the heart of Kihei on the south side of the island. Bus stops are a short block away, making it possible to go without a rental car. Bus schedules are available in the office. Premier golf courses are located in the Wailea/Kihei area as well as many wonderful beaches along the south side.
A couple of great recreational parks are nearby:~ The Cove which provides surfing and stand up paddle boarding lessons, and Kalama Park, featuring a baseball field, tennis courts, skateboard facility, outdoor inline skating rink, picnic and playground areas.
On E. Lipoa Street, there is the Kihei Aquatic Center with pools for the serious and not-so-serious swimmers. The use of the Center is free, however there are other physical fitness programs that may have a charge. As well. there are several gyms in the Kihei area.
Kamaole Beach Royale is very conveniently located for all who come as our visitors, business travelers and/or sports enthusiasts. Restaurants, scuba and snorkel shops, a health food store, gas stations, supermarket and various other shops are all within walking distance. Kalama Village has a concentration of sports bars with good eating and nightly entertainment.

Rental Policies
Cancellation Policy
All cancellations must be submitted in writing. This can be submitted by emailing info@tropicalbound.com.
All cancellations are subject to a cancellation fee of $125.
Rescheduling dates is permitted up to 60 days prior to arrival without penalty. Cancellations made before 60 days prior to arrival will receive a refund of deposit less the $125 cancellation fee.
All monies are forfeited if cancelled less than 60 days prior to the arrival date unless the unit is re-rented**
No refunds will be issued due to inclement weather including hurricanes and floods, or events beyond our control (illness – including COVID, flight cancellations, airline strikes, etc.) We highly recommend you purchase travel or trip cancellation insurance through your insurance broker.
In the very unlikely event that the unit booked should become unavailable due to circumstances beyond our control (ex. flood, fire, etc.), Tropical Bound reserves the right to move you to a similar unit.
**In the event of a cancellation, no refund of rents will be made until after the period is re-rented and confirmed. If the period is re-rented at the same rate as the original lease of the original guest, all monies are refunded less the $125 cancellation fee. However, if the rental rate is negotiated to a lower rate or rented for a less time period, the original guest will only be refunded the lower (or lesser) rental amount as owners are to receive the full amount of the original lease. Tropical Bound will make every effort to re-rent the property at the full amount.
Payment Terms
All rates quoted are all in US funds and are subject to applicable tax* and cleaning fees.
To secure a reservation, a deposit is required at time of booking. The amount varies by unit and length of stay and will be included in your quote. As units are individually owned, deposits are non-transferrable.
Full payment is due 60 days prior to arrival and will be automatically charged to the credit card on file. It is your responsibility to contact us before the due date if this needs to be updated.
* All rentals are subject to Hawaii General Excise Tax ("GET"), and/or Transit Accommodations Tax ("TAT"). Tax rates are set by the State of Hawaii and are subject to change without notice. Should the tax rate be increased prior to your arrival, the difference will be charged to the credit card on file.
Security Deposit
Guest's credit card must be on file. We retain the right to charge your credit card for any damage, breakage or additional cleaning attributed to wear and tear in excess of normal use.
Upon our cleaning service's satisfactory review of unit's inventory and unit floor, carpet and furnishings conditions, there will be no additional charges to your credit card.
Note: A prepaid refundable security deposit may be required and will be noted in your quote if applicable. This will be refunded back to your credit card within 14 days provided there is no damage to the unit or additional cleaning required. This is at the discretion of our professional and insured cleaners.
Release of Liability
Guests are granted access to Rental Property and many of amenities that exist within the property. To the fullest extent permitted by law, the Guests agree to use any personal and real property belonging to the Homeowner at their own risk and agree to release Homeowner of all liability associated with using such property. Homeowner cannot be held responsible or liable for injuries that occur while Guest is in possession or use of property. Guests agree to further to take on any liability associated with a third-party guest visiting the Rental Property or use of the Homeowner's property. Homeowner does not permit use of any of Homeowner's Property other than by the Guest and hereby disclaims any claims of liability associated with the Rental Property or property within and around the rental unit.
House Rules
GENERAL RULES
Check-in time is 3 PM. Check-out time is 11 AM. NO early check-ins or late check-outs, unless specified in your rental agreement. Maximum occupancy: 4 guests. NO SMOKING is permitted in or around the unit, including lanai. NO PETS are permitted. Violation will result in the loss of your security deposit.
AIR CONDITIONER:
Please use the A/C sparingly and intermittently! If you are gone, do NOT have the A/C on. Try to not use the A/C at night while you sleep. Keep your windows and glass blinds open. Turn on your ceiling fans.
GARBAGE:
Roaches are a common problem in the tropics. Please keep the kitchen clean from bread crumbs and food spills. Dispose of all trash at least every day.
QUIET HOURS:
Quiet hours are from 10 pm to 8 am. Please be respectful of others. No loud parties, no music outside after 10 pm.
PETS:
No pets allowed.
SMOKING:
Smoking is not permitted inside the unit or on the lanai. Smoking is permitted outside in the designated areas only.
YOUR DEPARTURE:
Check the furniture, closets and washer/dryer for you personal belongings. Put dirty dishes in the dishwasher and start the washing cycle. All furniture should be in the same place as it was on your arrival. Turn down all lights and the air conditioner. Lock all windows and doors. Return the keys to the lobby. Remove all garbage.
