The gated pool, hot tubs, and baby pool is behind our building 6 condo. Enjoy the exercise room, lending library and fooze ball play area also inside the gated pool area.
In front of our building 10, is the ocean, fronted by swaying tropical trees in the Kamaole III beach park.
Every condo has their own dedicated 30 gallon, or so, hot water heater. Not been a problem; however, we recommend showers before laundry.

Unit is close to one of the two gated entrances on the third floor. Resort has one pool, one adult only hot tub, one family hot tub and kiddie wading pool. Pool area includes a plethora of novels, exercise room, showers/rest rooms, and shaded seating area with tables and pool lounge chairs.

Travel Tip: Book your flight, request time off from work, arrange dog/child watch prior to booking your accommodations.
To avoid a $100 fine levied by the resort, all guests MUST register at the front office before accessing owner's unit. This is a resort house rule.

Travel insurance is advised as we have a strict cancellation policy. Either look for "Cancel for Any Reason" insurance, or your current insurance provider can advise you on insurance options.
If Guest cancels 60 or more days prior to arrival, 100% of monies paid will be refunded.
$200 dollar cancellation fee, if 59 days or less prior to arrival.
If Guest cancels 59 days or less prior to arrival, he/she is responsible for the full amount of rent. If the unit is re-booked to another party for any of the dates of the reservation, the Owner will be refund the Guest the amount recovered, less the Cancellation Fee. Owners may not be able to rebook all or any dates and/or the nightly rate may be less than the nightly rate Guest reserved.

Hawaii 14.42% Occupancy/General Excise Tax will be added to rental rate.
Add $170.00 end of stay cleaning fee.

Payments by personal checks or money orders are preferred to avoid fees.
Wire transfers and Paypal/credit card payments are accepted, if the guest covers the incurred fees.
The Security Deposit is a refundable payment of $300.00 collected from the guest to cover possible damage to the property. This payment is fully refunded within 10 business days if there are no damages. We inventory and inspect the property before and after every stay.The guest will be charged for missing items, excessive cleaning, violations of the house rules, and any damage done to the property beyond normal wear and tear.
Release of Liability
Guests are granted access to Rental Property and many of amenities that exist within the property. To the fullest extent permitted by law, the Guests agree to use any personal and real property belonging to the Homeowner at their own risk and agree to release Homeowner of all liability associated with using such property. Homeowner cannot be held responsible or liable for injuries that occur while Guest is in possession or use of property. Guests agree to further to take on any liability associated with a third-party guest visiting the Rental Property or use of the Homeowner's property. Homeowner does not permit use of any of Homeowner's Property other than by the Guest and hereby disclaims any claims of liability associated with the Rental Property or property within and around the rental unit.
A reserved parking space is included at no extra cost to you. When you check in, the front desk will provide you with a "mirror card permit" with the space number. Please always keep your permit on the interior's rear view mirror.
The locked closet in the master bedroom and hall contains the owner's personal items. Please be respectful.
The condo phone may be turned on with a $50.00 USD deposit when you check in to the front office. Local calls are free. Please use your calling card or credit card for long distance calls.
Roaches are a common problem in the tropics. Please keep the kitchen clean from bread crumbs and food spills. Dispose of all trash at least every day. Dumpsters are located inside Trash Room behind elevators in every building. Hawaii is a tropical environment and it is common to see various insects and animals around and inside the Property. There will be no refunds or cancellations from insect or animal sightings, bites, or stings. Guest may not leave uncovered and unsealed food out of the refrigerator as it may attract pests.
Quiet hours are from 10 pm to 8 am. Please be respectful of others. No loud parties, no music outside after 10 pm.
No pets allowed.
Smoking is not permitted inside the unit or on the lanai. Smoking is permitted in the designated areas in the parking lot edges only.
Take all trash, including bathrooms to the nearest dumpster. Check the closet safe, furniture, closets, dressers and washer/dryer for you personal belongings. Put dirty dishes in the dishwasher and start the wash cycle. All furniture should be in the same place as it was on your arrival. Turn off all lights, ceiling fans, and air conditioners. Lock all windows and doors.

As former owners at Kam Sands, we've always been in love with Maui and with with this complex. The owners of 6-103 have bent over backwards to make their unit stylish, comfortable, and to provide all the kitchen, beach, and other amenities required - to the smallest detail. They were also ultra-responsive and helpful before and during the stay. We loved the location of the unit, with a large shaded lanai on the ground floor, Would definitely recommend this unit.
