* A 15,100 BTU window air conditioner is located in the dining/living room area only. Three oscillating and two new ceiling fans are located in the bedroom and living/dining area to provide additional air circulation within the condo. Typical summers on Maui can be hot and humid. Please keep this in mind when renting a condo w/out AC.
The State of Hawaii pre-travel testing program effective Sept. 1, 2020. All visitors must have the following:
• Nucleic Acid Amplification Test (NAAT) from a certified Clinical Laboratory Improvement Amendment (CLIA) lab
• Travelers exempt for mandatory 14-day quarantine if testing negative no more than 72 hours in advance of travel
• All travelers of all ages subject to pre-test requirement
• Individuals responsible for testing costs
• No commercial testing provided at Hawai‘i airports
• All guests staying at the condo will be required to submit to the owner an emailed copy of negative COVID test results of each guest staying in the condo prior to receiving the lockbox code prior to entering the condo unit. NO EXCEPTIONS!

Rates are based on double occupancy. Hawaii General Excise and Transient Accommodation Tax and any fees are separate - refer to individual quotation for an itemization of all taxes and cleaning fees. I will send you a quotation via email for your approval. Prior to departure, all cleaning fees and tax rates are subject to change at any time by cleaning staff and the State of Hawaii legislature, respectively.
Guests are required to provide the owner with a list of all people staying in the condo (first and last name) to be forwarded to guest services for security and for registration purposes upon check-in. All guests are required to provide the owner with flight arrival information to better service the condo by housekeeping prior to guest arrival. NO EXCEPTIONS TO THIS RULE.
Subleasing of the condo to other guests is not allowed. If Owner finds out that guests have subleased condo to other family members or friends that are not identified on the booking reservation, then all funds are forfeited and the guests will be evicted and put on Owner's DO NOT RENT LIST.
Guest will receive a PDF welcome letter via email with attached condo guest guide identifying in detail all relevant information in regards to lockbox information, Wi-Fi password, emergency contact information, driving directions from the airport, check out instructions, and location map prior to your departure. Without exception, all guests must reply back to the Owner via email confirming receipt of the PDF attachment, that they have been successful in downloading the attachment prior to their arrival, and that the guest fully understands the context of the attachment.
$104.17 cancellation fee if canceled outside of 30 days prior to arrival.
All Payments non-refundable if canceled within 30 days of scheduled arrival (NO EXCEPTIONS).
Cancellation on or after arrival – all funds are forfeited.

Rates are displayed in US Dollars. The larger of $300/week or 35% of the rent deposit is required to book. Balance is due within 30 days prior to check-in.

This is a payment of $312.50 collected from the guest to cover possible damage to the property. It is fully refunded within 7 calendar days, assuming no damage to the condo. All guests will be charged for missing items, excessive cleaning, violations of the house rules, and any damage done to the property beyond normal wear and tear. Determination will be made by onsite cleaning staff.
Release of Liability
Guests are granted access to Rental Property and many of amenities that exist within the property. To the fullest extent permitted by law, the Guests agree to use any personal and real property belonging to the Owner at their own risk and agree to release Owner of all liability associated with using such property. Owner cannot be held responsible or liable for injuries that occur while Guest is in possession or use of property. Guests agree to further to take on any liability associated with a third-party guest visiting the Rental Property or use of the Owner's property. Owner does not permit use of any of Owner's Property other than by the Guest and hereby disclaims any claims of liability associated with the Rental Property or property within and around the rental unit.
No smoking or any use of tobacco products allowed inside the condo.
No pets allowed, including any emotional support animals.
No parties or events allowed.
All guests are to be respectful to the surrounding guests staying within the complex. All guests must remove shoes and/or flip flops when entering the premises.
Quiet hours are from 10 PM to 8 AM (Strictly enforced).
Recycling on site is encouraged. Please place recyclables within designated areas. Guests are to clean up after themselves as this is a tropical island. Please wipe down all countertops and pick up all food crumbs so ants, termites, or cockroaches do not appear.
Pool hours are from 9 AM to 9 PM. All registered guests will need to contact the receptionist on duty to access the code for the gate to access the pool.
All guests are required to register their rental vehicle with the front desk receptionist and obtain a parking pass to be shown in the vehicle front window.
All linens (sheets, towels, hand towels, washcloths, dishcloths, beach towels, blankets, and comforters are provided for your use). This condo does not provide as a courtesy daily provisions for soap, shampoo, and skin lotion. As a general rule: guest service accommodations of a standard hotel are typically unavailable when renting a condominium.
All guests are required to read the Welcome Letter and Condo Guest Guide Booklet prior to or upon their arrival (located in the coffee table for relevant information regarding the condo unit). All guests are required to reply to the owner that they have been able to successfully download the welcome letter and condo guest guide and fully understand the context of the information provided by the owner. (NOTE: Welcome Letter and Condo Guest Guide to be sent via email to guest as a PDF document.)
All guests that fail to abide by all house rules may be asked to leave or charged for damages against their security deposit without exception.
Additional House Rules are spelled out in Condo Guest Guide. Failure to read and comprehend the condo guest guide does not relieve you of your responsibilities. The Owner will not accept "I did not know" as an excuse.
Strict Cancellation Policy: Guests who cancel their trip within 30-days of arrival will not receive a refund due to a change of itinerary because of family or self-inflicted medical emergency, death in the family, or flight cancellation due to weather-related or airline mechanical-related problems. Guests who book this condo are strongly advised to purchase trip insurance, especially during the South Pacific hurricane season (June 1 to November 30) or other natural disasters such as a tsunami or flooding. Please don't ask for a refund if you failed to purchased trip insurance. The lack of planning on your part does not constitute an emergency on the host's end for the need to accommodate guests who fail to purchase trip insurance. Cancellations made beyond 30-days prior to the arrival date will be taken under consideration and may be refunded by the host minus $104.17 cancellation fee. All guests wanting to cancel must notify the Owner ASAP.

This property is beautifully remodeled & very nicely decorated. The complex is directly across the street from Kamaole Beach II, which happens to be my favorite. Anthony is a great host with very detailed and organized instructions; nothing was left out and he responds very quickly. I was traveling during a very challenging time and Anthony was very flexible in accommodating my changing needs. I will be staying here again in the future.

This is a great place to stay in Kihei. Great location, 2nd floor unit far enough off of the main road so there is no road noise, but very short walk (~2 minutes) to great beaches just across the street. Also can take an equally short walk to a couple of restaurants, coffee shops, convenience stores, and a snorkel/water sports store, which is very convenient. Plenty of parking near the unit, there is a pool onsite. Very well appointed, updated, comfortable and clean interior including washer and dryer. Everything you could need to have a great stay. Anthony has a very detailed book of instructions onsite, which is very helpful for any questions that may arise, he is also very responsive and helpful to any messages. We plan to stay here again in the future, and recommend this to anyone looking for a great stay.
