Conveniently located in the heart of the manicured Wailea Resort, the Palms is a stone’s throw from one of Hawaii’s best beaches, Keawakapu Beach. The Palms at Wailea 705 features over 1,200 square feet of living space, one of the largest lanais of all Wailea condo properties, and one of the only ones to allow a gas barbeque on the lanai. A highly desirable location on the property with a close walk to the pool but far enough away to not hear any noise. Walk onto a private green belt from the expansive lanai, and you will experience a breathtaking ocean view.
In the air-conditioned comfort, you will marvel at the original art, sourced from some of Maui’s most talented local sources. Venture out to the beach with Tommy Bahama beach chairs, umbrella, and cooler in tow. Your free, assigned parking space is just outside the front door.
The Palms at Wailea is located just a few blocks from the Shops at Wailea, home to an array of dining options, a full-service store and deli, coffee shops, ice cream, and world-class shopping options. Also nearby is the beautifully paved Wailea Beach path, which takes you beachside for several miles. It is a fantastic way to start or end the day!

Check-in time is 4:00 p.m. or later. Check-out time is no later than 10:00 a.m. on the day of departure. Early check-ins and/or late checkouts cannot be accommodated. Please plan accordingly. If you have a late flight, we suggest booking another night to get the most out of your time on the island.
All units are equipped with smart locks. The door code will not work until the check-in time and will stop working precisely at the check-out time.
State and County Taxes are subject to change without notice.
Full payment is due 60 days prior to arrival and will be automatically charged to your credit card on file.
Cancellations must be in writing. Bookings cancelled at least 60 days before the start of stay will receive a 100% refund.
Bookings cancelled at least 30 days before the start of stay will receive a 50% refund.
If the reservation is cancelled within 30 days of arrival, there shall be no refund.
All Prices are in US Dollars. No payment is due at the time of booking. Balance is due 30 days prior to your arrival and will be charged to your card on file.
No Security Deposit is collected. However, the guest may be charged for missing items, excessive cleaning, violations of the house rules, and any damage done to the property beyond normal wear and tear.
Release of Liability
Guests are granted access to Rental Property and many of amenities that exist within the property. To the fullest extent permitted by law, the Guests agree to use any personal and real property belonging to the Homeowner at their own risk and agree to release Homeowner of all liability associated with using such property. Homeowner cannot be held responsible or liable for injuries that occur while Guest is in possession or use of property. Guests agree to further to take on any liability associated with a third-party guest visiting the Rental Property or use of the Homeowner's property. Homeowner does not permit use of any of Homeowner's Property other than by the Guest and hereby disclaims any claims of liability associated with the Rental Property or property within and around the rental unit.
Parking is permitted only in the designated spaces.
The locked closet contains owners' personal items. Please be respectful.
Roaches are a common problem in the tropics. Please keep the kitchen clean from bread crumbs and food spills. Dispose of all trash at least every day.
Quiet hours are from 10 pm to 8 am. Please be respectful of others. No loud parties, no music outside after 10 pm.
No pets allowed.
Smoking is not permitted inside the unit or on the lanai. Smoking is permitted outside in the designated areas only.

DO NOT STAY HERE. The host called me about a noise complaint. Due to coughing. I had bronchitis. Again DO NOT STAY HERE unless you want to be harassed over petty things like coughing!
We’re sorry you feel that way, however there is more to the story. Twice during this guest’s stay, both times between 3 am and 5 am, the guests returned home and convened on the lanai -- which is directly below the unit on top, and across from another unit, and in Wailea you can hear a pin drop at that hour. The referenced coughing fits and loud conversation were simultaneous with the guests one floor above these reporting marijuana smoking from below. Additionally, these guests reportedly had a dog on premises, and there were two complaints about barking. With more than 2,600 guest reviews and 70 properties under management, this is the first “Do Not Stay Here” we’ve experienced. While it doesn’t embrace a frat-house lifestyle, the Palms is a wonderful property and one of our most desirable for rule-conscious and considerate guests. We sincerely hope the bronchitis is better, but you should know that inhaling or being in close proximity to any type of smoke will only exacerbate that condition.
