Unit is close to the gated pool's entrance, two hot tubs and kiddie pool. Pool area includes Snack bar with fresh smoothies, snacks, plethora of novels, exercise room, showers/rest rooms, and shaded seating area with tables and pool lounge chairs. Enjoy Wednesday's Hula dancing and free maitais poolside 3 - 4:45 - weather permitting.

Travel Tip: Book your flight, request time off from work, arrange dog/child watch prior to booking your accommodations.
To avoid a $100 fine levied by the resort, all guests MUST register at the front office before accessing owner's unit. This is a resort house rule.
No parties. Code enforced quiet time 10pm-8am daily.
No smokers. Pets not allowed.
Check in: 3:00 p.m or later
Check Out: no later than 11:00 a.m.
Late check out fee is one-half the nightly rental rate and must be negotiated at the time of rental.
Travel insurance is advised as we have a strict cancellation policy. Your current insurance provider can advise you on insurance options.
All cancellations will result in a fee equivalent to the nightly rate for your reservations dates.
If Guest cancels 60 or more days prior to arrival, 100% of monies paid will be refunded.
If Guest cancels 59 days or less prior to arrival, he/she is responsible for the full amount of rent. If the unit is re-booked to another party for any of the dates of the reservation, the Owner will be refund the Guest the amount recovered, less the Cancellation Fee. Owners may not be able to rebook all or any dates and/or the nightly rate may be less than the nightly rate Guest reserved.

Until reservation is confirmed, all rental rates are subject to change without notice.
Hawaii 14.42% Occupancy/General Excise Tax will be added to rental rate.
Guest will pay $36.00 (plus tax) one-time resort fee at checkin.
Add $156.00 end of stay cleaning fee.
25% due at booking, balance due 65 days prior to arrival.
$200 dollars cancellation fee.

Rates are displayed in US Dollars. The larger of $200 or 25% of the rent Deposit is required to book.
Payments by personal checks or money orders are preferred to avoid fees.
Wire transfers and Paypal/credit card payments are accepted, if the guest covers the incurred fees.
This is a refundable payment of $300.00 collected from the guest to cover possible damage to the property. This payment is fully refunded within 10 business days if there are no damages. We inventory and inspect the property before and after every stay.The guest will be charged for missing items, excessive cleaning, violations of the house rules, and any damage done to the property beyond normal wear and tear.
Release of Liability
Guests are granted access to Rental Property and many of amenities that exist within the property. To the fullest extent permitted by law, the Guests agree to use any personal and real property belonging to the Homeowner at their own risk and agree to release Homeowner of all liability associated with using such property. Homeowner cannot be held responsible or liable for injuries that occur while Guest is in possession or use of property. Guests agree to further to take on any liability associated with a third-party guest visiting the Rental Property or use of the Homeowner's property. Homeowner does not permit use of any of Homeowner's Property other than by the Guest and hereby disclaims any claims of liability associated with the Rental Property or property within and around the rental unit.
A reserved parking space is included at no extra cost to you. When you check in, the front desk will provide you with a "mirror card permit" with the space number. Please always keep your permit on the interior's rear view mirror.
The locked closet in the master bedroom and the lanai contains the owner's personal items. Please be respectful.
The condo phone may be turned on with a $50.00 USD deposit when you check in to the front office. Local calls are free. Please use your calling card or credit card for long distance calls.
Roaches are a common problem in the tropics. Please keep the kitchen clean from bread crumbs and food spills. Dispose of all trash at least every day. Hawaii is a tropical environment and it is common to see various insects and animals around and inside the Property. There will be no refunds or cancellations from insect or animal sightings, bites, or stings. Guest may not leave uncovered and unsealed food out of the refrigerator as it may attract pests.
Quiet hours are from 10 pm to 8 am. Please be respectful of others. No loud parties, no music outside after 10 pm.
No pets allowed.
Smoking is not permitted inside the unit or on the lanai. Smoking is permitted in the designated areas in the parking lot edges only.
Check the closet safe, furniture, closets, dressers and washer/dryer for you personal belongings. Put dirty dishes in the dishwasher and start the washing cycle. All furniture should be in the same place as it was on your arrival. Turn off all lights, ceiling fans, and air conditioners. Lock all windows and doors.

This was a wonderful unit on the ground floor. Everything you need is in the unit and I mean everything. All you need to do is go to the local grocery store to buy food and you are all set. The only suggestion I have is that you go to the condo first to see what you DON'T need to buy.. We made the mistake of going to the store first and bought some items that were already in the unit! That's how nice previous visitors and the owners are. All in all a great place.

We can't say enough about this condo it's wonderful. We have stayed here for many years. The upgrades are amazing Steve and Karan have done a wonderful job in making us welcome all the time. This trip was very special as we had the whole family with us celebrating Anniversary and Birthdays. All though somewhat busy have a lot of fun seeing the wonderful places in Maui. 40th birthday party had Big Beach BBQ catering the Meal was amazing food. Also the amenities in this condo is great with spices, coffee , tin foil etc. Lawn chairs, Boogie boards. We have recommend this unit to our family and friends. Thanks again.

Shows pride of ownership
This condo is lovely and clean.It is very evident that the owners care about your experience. The small touches such as good quality toilet paper, dish soap and tabs, paper towel and all there when you arrive with enough to get you through your 2 week stay. The kitchen is so well supplied there is even a rolling pin and pie plate. So nice to have a good variety of pots and pans and knives. The selection of games for your use and a variety of books to read was a really nice touch. The location is so nice and private yet steps to the barbecues and pool. We would definitely stay here again.
