Travel Tip: Book your flight, request time off from work, arrange dog/child watch prior to booking your accommodations.
To avoid a $100 fine levied by the resort, all guests MUST register at the front office before accessing owner's unit. This is a resort house rule.
No parties. Code enforced quiet time 10pm-8am daily.
No smokers. Pets not allowed.
Check in: 3:00 p.m or later
Check Out: no later than 11:00 a.m.
Late check out fee is one-half the nightly rental rate and must be negotiated at the time of rental.
Travel insurance is advised.
All cancellations will result in a fee equivalent to the nightly rate for your reservations dates.
If Guest cancels 60 or more days prior to arrival, 100% of monies paid will be refunded.
If Guest cancels 59 days or less prior to arrival, he/she is responsible for the full amount of rent. If the unit is re-booked to another party for any of the dates of the reservation, the Owner will be refund the Guest the amount recovered, less the Cancellation Fee. Owners may not be able to rebook all or any dates and/or the nightly rate may be less than the nightly rate Guest reserved.

Until reservation is confirmed, all rental rates are subject to change without notice.
Rates do not include 14.42% Occupancy Tax and $35.00 (plus tax) one-time resort fee.
Add $156.00 end of stay cleaning fee.
50% due at booking, balance due 65 days prior to arrival.
$200 dollars cancellation fee.

Payment by Paypal, cashiers check or direct echeck transfer are accepted.
This is a payment of $300.00 collected from the guest to cover possible damage to the property. It is fully refunded within 10 business days if there are no damages. We inventory and inspect the property before and after every stay.The guest will be charged for missing items, excessive cleaning, violations of the house rules, and any damage done to the property beyond normal wear and tear.
Release of Liability
Guests are granted access to Rental Property and many of amenities that exist within the property. To the fullest extent permitted by law, the Guests agree to use any personal and real property belonging to the Homeowner at their own risk and agree to release Homeowner of all liability associated with using such property. Homeowner cannot be held responsible or liable for injuries that occur while Guest is in possession or use of property. Guests agree to further to take on any liability associated with a third-party guest visiting the Rental Property or use of the Homeowner's property. Homeowner does not permit use of any of Homeowner's Property other than by the Guest and hereby disclaims any claims of liability associated with the Rental Property or property within and around the rental unit.
A reserved parking space is included at no extra cost to you. When you check in, the front desk will provide you with a "dash board permit" with the space number. Please always keep your permit on a dash board.
The locked closet in the master bedroom and the lanai contains the owner's personal items. Please be respectful.
The condo phone may be turned on with a $50.00 USD deposit when you check in to the front office. Local calls are free. Please use your calling card or credit card for long distance calls.
Roaches are a common problem in the tropics. Please keep the kitchen clean from bread crumbs and food spills. Dispose of all trash at least every day. Hawaii is a tropical environment and it is common to see various insects and animals around and inside the Property. There will be no refunds or cancellations from insect or animal sightings, bites, or stings. Guest may not leave uncovered and unsealed food out of the refrigerator as it may attract pests.
Quiet hours are from 10 pm to 8 am. Please be respectful of others. No loud parties, no music outside after 10 pm.
No pets allowed.
Smoking is not permitted inside the unit or on the lanai. Smoking is permitted in the designated areas in the parking lot only.
Check the furniture, closets, dressers and washer/dryer for you personal belongings. Put dirty dishes in the dishwasher and start the washing cycle. All furniture should be in the same place as it was on your arrival. Turn off all lights, ceiling fans, and the air conditioners. Lock all windows and doors.

Most excellent rental!
The unit is super well-equipped, and the complex is well located. You can use the beach equipment to set yourself up across the street without driving. And you're just a short drive away (worth it) to excellent snorkel beaches (recommend Maluaka Beach!). Karan cares about your stay and is super responsive to any questions. RECOMMEND!

My daughter and I had a fantastic time staying at Karen’s condo. It was very comfortable.
Kamaole Sands is a beautiful resort, perfectly located across the road from a beautiful beach that feels very safe to swim in. Karan’s condo was just as described. It has a very nice interior decor. We especially liked the way it has sliding glass doors that can be left undraped, because the condo is in a pretty private area, where not many others walk by. There is a very pleasant garden view. Also there is nice patio furniture, where you can sit and eat outside. The condo is big for a one bedroom. Having two bathrooms, both with showers , was a luxury.The condo was well stocked with all needed beach gear, and my daughter loved using the ninja blender for smoothies. The first day we noticed, that there were a couple of essentials missing, so I texted Karan, just to let her know. By the next day, she had them delivered to the office for me to pick up. We also enjoyed the BBQ area, that was very well kept with nice Weber’s, and clean big tables. The pool area was also nice. My daughter enjoyed the workout room too. We had such a great vacation here. We would love to return sometime. Mahalo Karan.

There are only two condos to the left of our lanai which means only two guests might walk past our back door on their way to the pool. Wonderful condo, exceptional owner!
We had an absolutely wonderful vacation staying in this Kamaole Sands unit. We visited for 10 days and the condo was perfectly suited for all our needs. The king-size bed in the bedroom is super comfy, as was the queen-size couch bed in the living room. The clean, comfortably decorated unit had everything we needed, from kitchen supplies to beach gear. Fastest WiFi we’ve ever had on vacation! The complex is a short, easy walk to Kamaole Beach Park III, one of Maui’s best beaches, with all services including a lifeguard on duty (a major plus with little ones). The unit is steps to the pool, and a bbq, which was so convenient (never loud!). A/C in the bedroom and living room kept the place cool, even on the hottest days. Our stay ended with an unusual hurricane watch, as Hurricane Lane threatened all the islands of Hawaii the last two days of our stay. Through it all, Karan, the owner, was remarkably kind and caring. She checked in on us and kept us informed of all local announcements, making sure we were in contact with local assistance, as needed. She accommodated us through uncertain conditions, including a possible unexpected lengthening of our stay as we awaited word on our flight status. I just can’t say enough about her. We will definitely try to stay here again on our next visit. I highly recommend it!
