Unique qualities of this unit are its central location within the complex and the fact that it is a ground floor unit. This provides for easy access to the pool, the barbeque and the

road to the beach (which is 1 block away) and is helpful for unloading groceries, loading and unloading luggage and items for day trips around the island.


A screen door, an upgraded window in the bedroom and a patio door, all of which are lockable, provide a cool breeze which keeps the unit comfortable most of the time. There is an air conditioner in the living room and ceiling fans in the kitchen, living room and bedroom to supplement the breezes.


The very private lanai has a garden view comprised of plumeria trees, a flowering hedge and an adjacent field filled with an abundance of green folliage.


We have rented units in Kihei Alii Kai many times and love the size of the units (700 sq feet in the one-bedrooms plus a 150 sq ft lanai). We have viewed units in many of the surrounding properties and none can compare.


The fully equipped kitchen is a pleasure to work in. It has been upgraded with maple cupboards, granite counters, and new flooring. A newly renovated bathroom with tub and shower is a beauty. The smooth-top stove has a self-clean oven and the microwave is over the stove. 2015 and 2016 saw us re-texture the walls , re-paint the living room, kitchen and halls, install new carpet in the living room and bedroom, replace the drapes, dishwasher, and air conditioner .

Sleep in the luxury of a queen size Simmons Beautyrest pillowtop mattress in the bedroom and a new sofa bed in the living room which has a queen size deluxe spring-filled mattress with a pillowtop.

Furniture has been upgraded with new queen size sofa bed, occasional chairs, dining suite and bedroom suite. A full sized washer and dryer allows for fresh clothes changes in a sweaty tropical climate

The beautifully tiled lanai (porch) has a chaise lounge and a table and chairs and opens onto a lawn with a plumeria tree.

Beach towels, beach chairs, a beach umbrella, and a cooler are provided.

Long distance calls to Canada and the USA are free as is the wi-fi internet access.

Unit B107 – Kihei Ali’i Kai - 2387 S. Kihei Road, Kihei, Maui

Please respect these times to allow the maid time to clean and do laundry between guests.
Variations may be considered if there are no new guests arriving the day you leave.

2. REGISTRATION: All guests MUST self-register at the Kihei Ali’i Kai office on arrival. The office is
located by the pool and is not staffed but is open 24 hours, seven days a week.

3. PARKING PASSES: Parking passes are located at the Office. Renters MUST display parking pass
on the dash at all times. Failure to do so may result in towing of vehicle at renter’s expense.

4. NO SMOKING is allowed in the entire complex except for designated area on the parking lots. This includes walkways and lanai’s. Damage deposit will not be returned if this rule is violated.

5. PETS are not permitted in the rental unit under any circumstances.

6. MAID SERVICE: No daily maid service. Linens and bath towels are included in the unit and should not be taken from the unit (except for beach towels).

7. RENTER: Persons signing the rental agreement must be 25 years of age or older and must
occupy the unit during the rental period. Unit is not suitable for children under 5 years of age.​

8. MAXIMUM OCCUPANCY: limited to four (4) persons as per Hawaii State Law.

9. FALSIFIED RESERVATIONS: Any reservation obtained under false pretence will be subject to
forfeiture of deposit and/or rental money and the party will not be permitted to check-in or will be
required to vacate the premises. This includes falsifying the number of people living in the unit.

10. DISTURBANCES: Tenants will be required to vacate the premises and forfeit all fees paid, for:

a) Using the premises for any illegal activity
b) Causing damage to the premises rented or to any of the neighboring properties
c) Any other act which interferes with neighbors’ right to quiet enjoyment of their property

11. RIGHT OF INSPECTION: Owners or their representatives reserve the right to inspect the premises
should they have concerns that this agreement or the rules are not being followed.

12. REGULAR MAINTENANCE: Should maintenance of the condo unit, lanai or public areas be
scheduled during your rental period, no credit for the disturbance can be given as owners have no
control over the scheduling.

13. RATE CHANGES: Rates are subject to change without notice unless reservations are already secured by payment in full.

14. RESERVATION/DAMAGE DEPOSIT: in the amount of US $250 must be received within seven
(7) days of booking. The deposit automatically converts to a Damage Deposit upon full payment of
the rental charges. ​​​Initial___________​

The deposit is NOT applied toward the rent; however it is fully refundable within fourteen
(14) days of departure, provided the following provisions are met:

​a) No damage is done to unit or its contents, beyond normal wear and tear.

​b) No charges are incurred due to contraband, pets, smoking or collection of rents or services
​ rendered during the stay.

​c) None of the contents have been removed from the unit.

​d) No excessive use of electricity and/or air conditioning (i.e. leaving on when not in unit).

​ ​e) All charges accrued during the stay are paid prior to departure.

​f) All debris, rubbish and discards are placed in dumpster: garbage is emptied, laundry placed ​ in the bathtub and soiled dishes placed in the dishwasher and cleaned.

​g) All keys are left in the unit, the doors locked and lockbox set up.

14. FULL PAYMENT: 100% of the rental fee (including Hawaii Tax of 13.42%) and cleaning fee, (if
​ applicable) is due sixty (60) days prior to the arrival date.

Note: Reservations made less than 60 days prior to arrival require full payment and damage deposit.
Long-term rentals may require a larger deposit.​

15. CANCELLATIONS: Notice must be given in writing.


​a) Greater than sixty (60) days prior to arrival date: Refund of deposit less US$100 cancellation

​b) 60 days or less prior to arrival date: no refund UNLESS condo can be re-booked. If so,
​ refund will be pro-rated less the cancellation fee.

​c) Early departure/shortened stay does not warrant any refund of rent unless we are able to
​ re-book the unit for that time period.

Renters should consider purchasing trip cancellation and interruption insurance.

Cancellation Policy

For cancellations more than 90 days prior to arrival, the fee is $100. For cancellations less than 90 days and more than 45 days prior to arrival, the fee is $200. There are no refunds for cancellations less than 45 days prior to arrival. Travel insurance is advised.
