Families love Baby Beach / Baldwin Beach, just a short walk down the street. The property is four manicured acres of grounds with only 18 oceanfront town homes (only 3 are available for vacation rental). The grounds include pool and tennis (note: tennis court is best suited to beginners). Each townhouse is 2300sf, with the bedrooms on the upper level (each bedroom has its own bathroom), and the living, dining, kitchen on the ground level. Each unit has a well equipped kitchen, laundry, flat screen TV/DVD, CD stereo, telephone, and a large front patio. This tends to be the perfect “North Shore” environment for guests wanting a somewhat nicer accommodation.

QUIET TIME – Please observe the quiet hours between 9pm and 8am.
GUESTS – Sailing access is for guests staying at Sugar Cove ONLY. A maximum of 6 persons per apartment may windsurf from the Sugar Cove grounds. All visitors must be registered in order to use the facilities, and must be registered with your rental agent if they will be spending the night. Please do not share the security gate code with friends.
SECURITY – Please remember that even “Paradise” has its crime problems. Our North Shore, as well as the rest of the island has experienced an increase in crime – car, home and condo break-ins. Do NOT leave valuables – wallets, purses, jewelry, cameras, passports or cash – where they may be visible to an intruder. Lock your doors – even when in the apartment or windsurfing – and especially at night. Close the windows next to the entry door tightly on retiring, as entry to the unit is possible through the louvered windows if the latches are not firmly closed. If your unit is equipped with a dead bolt, do NOT leave the key in the lock, but place the key where all occupants will know where it is. If your unit is equipped with a safe, please be certain to use this for any valuables. Call the police if you see any suspicious persons or activity.
KEYS – Two keys are provided for your use. There is a charge of $100 per key for any keys NOT returned.
THE APARTMENT – This is a private home, and you are responsible to leave it clean and tidy, in the condition that you find it on arrival. Dirty dishes, dirty kitchens, or trash left in the unit will incur a charge to your deposit. Furniture must NOT be rearranged. Guests are NOT to use the downstairs living area for sleeping.
POOL – THERE IS NO LIFEGUARD ON THE PREMISES – Pool hours are 8:30am to 10:00pm. For safety reasons, children under age 12 MUST be accompanied by an adult age 18 or older. Please… no horseplay or excessive noise. No glass containers at the pool. NOTE: Your unit key will open the clubhouse door and the pool gates.
LAUNDRY – Laundry may NOT be hung on the lanais or entry porches. Do NOT take towels or blankets out of the unit, except for the beach towels and mats provided for beach and pool use. You are responsible for their return, and a deduction will be made from your deposit for any missing items. On your departure, please do not leave piles of soiled towels. Your cooperation is appreciated.
SAILBOARDS – Sailboards and sailing equipment may NOT be left on the lawn except while rigging (sun shining through a sail can burn our grass in minutes). Equipment must be returned to the appropriate storage area promptly after landing. No sailboards or sailing equipment in the house please! Please coil up the hose when not in use. Turn water off at the faucet, not at the hose nozzle. Seaweed brought up to the lawn on your equipment should not be left on the lawn.
NO BIKE, SKATEBOARDS, ROLLERBLADES ETC. – are to be ridden on the grass or walkways. NO sports such as baseball or football may be played in the common elements. No playing on the seawall or shrubbery, or climbing of trees is permitted.
OUTDOOR COOKING – Outdoor grills are permitted unless the smoke or odor is disturbing another occupant, in which case you may use the grill located between the pool and tennis court. Unattended open flame BBQ fires near the apartments are NOT permitted.
FRUIT – Fruit growing on the property is to be picked only by Sugar Cove employees. Fruit for sharing (when there is any) is available where you deposit your registration forms across from the mailboxes.
TELEPHONE – The telephone is provided by the owner of your unit, for your convenience for local calls only (all Maui calls are local). Long Distance calls must be charged to a calling card, credit card or collect. Calls found to be direct dialed from Sugar Cove will be charged the long distance rate plus a $50 administration fee.
BEACH ACCESS – Only stairways should be used as a beach access. Climbing or sitting on the rock revetment (which may shift in high surf), can be DANGEROUS. Please instruct your children about this important safety rule.
TENNIS – Tennis hours are 7am to 9pm. You must wear tennis shoes (no slippers or running shoes). If others are waiting, time is limited to 1 hour for doubles and 45 minutes for singles, or until your set is over. For courtesy’s sake, let those waiting know your set score and how long their wait may be. Signal your desire for the court by placing your racquet near the court gate. The night light switch is located in the clubhouse on the wall near the Paia-side door. The lights are on a timed switch. Please turn off the lights if you complete play before the timer goes off.
PARKING – Each unit has two parking stalls. Please park only in the stalls designated with your unit number (see the property map in your unit). If you have a day visitor, they must park in a “guest” designated stall. Owners get very upset if their stall is taken or blocked. Unregistered vehicles and/or vehicles parked in unauthorized stalls or areas are subject to being towed.
TRASH AND RECYCLING – Your trash must be placed in plastic bags provided to you for this purpose. This trash must be deposited in the dumpster located in the enclosure on the Paia side of the clubhouse (see map). The green waste bin to the far back corner behind the tennis court IS NOT FOR HOUSEHOLD TRASH. Please remove your trash at least daily, as garbage left in the units attracts vermin and insects in our tropical climate. It is mandatory that all trash be removed from the apartment prior to check-out.
DAMAGES – Any damages to the common elements of the property, or anything that causes an additional work load for any Sugar Cove employee, caused by an owner, their pets, guests, renters or visitors shall be paid for by the responsible party.
MANAGER – There is NO on grounds assistance. Please call the number on your registration slip or listed below if there are any problems with your townhouse. The manager located on the grounds is the groundskeeper only, and is NOT available to assist with the rental units. If there is a threat to life or property, call our island wide emergency number – 911
RESPONSIBILITY – The Sugar Cove Homeowner’s Association and its members do not accept responsibility for injuries, damages or losses sustained by users of the property or its amenities including the public beach/ocean.

This property has a vacation rental permit issued by the County of Maui, and is subject to the rules and restrictions imposed by the County for all short term rental homes. Please understand that we would be unable to accept a rental that does not agree to abide by these rules. Note: properties without a short term rental permit are subject to closure by the County.
1. Neighbors - Please be considerate of our neighbors. Noise carries easily to their homes, particularly in the evening. NO loud music, NO parties, NO amplified sound of any nature at any time. Many neighbors must be up early in the morning to go to work, and it’s important that your use of this property does not impact them in any way.
2. Quiet Hours - Quiet time is from 9pm to 8am.
3. Use of the Property - Additional friends/family CANNOT be invited to the property and it cannot be used as a “meeting place”. The property can be used ONLY by the guests listed on the rental agreement. The County law allows us to accommodate a maximum of two guests x the number of bedrooms.
4. Parking - There is plenty of parking on the property. Vehicles CANNOT be parked on the street at any time. When vehicles are on the street, there is insufficient space for emergency vehicles, fire trucks, the trash truck or neighbors to get down the road.
Additional information with respect to care and maintenance of the house will be included in the rental agreement.
