Unique qualities of this unit are its central location within the complex and the fact that it is a ground floor unit. This provides for easy access to the pool, the barbeque and the
road to the beach (which is 1 block away) and is helpful for unloading groceries, loading and unloading luggage and items for day trips around the island.
A screen door, an upgraded window in the bedroom and a patio door, all of which are lockable, provide a cool breeze which keeps the unit comfortable most of the time. There is an air conditioner in the living room and ceiling fans in the kitchen, living room and bedroom to supplement the breezes.
The very private lanai has a garden view comprised of plumeria trees, a flowering hedge and an adjacent field filled with an abundance of green folliage.
LARGE ONE BEDROOM UNIT
We have rented units in Kihei Alii Kai many times and love the size of the units (700 sq feet in the one-bedrooms plus a 150 sq ft lanai). We have viewed units in many of the surrounding properties and none can compare.
WELL FURNISHED - NICELY APPOINTED
The fully equipped kitchen is a pleasure to work in. It has been upgraded with maple cupboards, granite counters, and new flooring. A newly renovated bathroom with tub and shower is a beauty. The smooth-top stove has a self-clean oven and the microwave is over the stove. 2015 and 2016 saw us re-texture the walls , re-paint the living room, kitchen and halls, install new carpet in the living room and bedroom, replace the drapes, dishwasher, and air conditioner .
Sleep in the luxury of a queen size Simmons Beautyrest pillowtop mattress in the bedroom and a new sofa bed in the living room which has a queen size deluxe spring-filled mattress with a pillowtop.
Furniture has been upgraded with new queen size sofa bed, occasional chairs, dining suite and bedroom suite. A full sized washer and dryer allows for fresh clothes changes in a sweaty tropical climate
The beautifully tiled lanai (porch) has a chaise lounge and a table and chairs and opens onto a lawn with a plumeria tree.
Beach towels, beach chairs, a beach umbrella, and a cooler are provided.
Long distance calls to Canada and the USA are free as is the wi-fi internet access.

Unit B107 – Kihei Ali’i Kai - 2387 S. Kihei Road, Kihei, Maui
1. CHECK-IN TIME IS AFTER 3 P.M. AND CHECK-OUT TIME IS 11 A.M.
Please respect these times to allow the maid time to clean and do laundry between guests.
Variations may be considered if there are no new guests arriving the day you leave.
2. REGISTRATION: All guests MUST self-register at the Kihei Ali’i Kai office on arrival. The office is
located by the pool and is not staffed but is open 24 hours, seven days a week.
3. PARKING PASSES: Parking passes are located at the Office. Renters MUST display parking pass
on the dash at all times. Failure to do so may result in towing of vehicle at renter’s expense.
4. NO SMOKING is allowed in the entire complex except for designated area on the parking lots. This includes walkways and lanai’s. Damage deposit will not be returned if this rule is violated.
5. PETS are not permitted in the rental unit under any circumstances.
6. MAID SERVICE: No daily maid service. Linens and bath towels are included in the unit and should not be taken from the unit (except for beach towels).
7. RENTER: Persons signing the rental agreement must be 25 years of age or older and must
occupy the unit during the rental period. Unit is not suitable for children under 5 years of age.
8. MAXIMUM OCCUPANCY: limited to four (4) persons as per Hawaii State Law.
9. FALSIFIED RESERVATIONS: Any reservation obtained under false pretence will be subject to
forfeiture of deposit and/or rental money and the party will not be permitted to check-in or will be
required to vacate the premises. This includes falsifying the number of people living in the unit.
10. DISTURBANCES: Tenants will be required to vacate the premises and forfeit all fees paid, for:
a) Using the premises for any illegal activity
b) Causing damage to the premises rented or to any of the neighboring properties
c) Any other act which interferes with neighbors’ right to quiet enjoyment of their property
11. RIGHT OF INSPECTION: Owners or their representatives reserve the right to inspect the premises
should they have concerns that this agreement or the rules are not being followed.
12. REGULAR MAINTENANCE: Should maintenance of the condo unit, lanai or public areas be
scheduled during your rental period, no credit for the disturbance can be given as owners have no
control over the scheduling.
13. RATE CHANGES: Rates are subject to change without notice unless reservations are already secured by payment in full.
14. RESERVATION/DAMAGE DEPOSIT: in the amount of US $250 must be received within seven
(7) days of booking. The deposit automatically converts to a Damage Deposit upon full payment of
the rental charges. Initial___________
The deposit is NOT applied toward the rent; however it is fully refundable within fourteen
(14) days of departure, provided the following provisions are met:
a) No damage is done to unit or its contents, beyond normal wear and tear.
b) No charges are incurred due to contraband, pets, smoking or collection of rents or services
rendered during the stay.
c) None of the contents have been removed from the unit.
d) No excessive use of electricity and/or air conditioning (i.e. leaving on when not in unit).
e) All charges accrued during the stay are paid prior to departure.
f) All debris, rubbish and discards are placed in dumpster: garbage is emptied, laundry placed in the bathtub and soiled dishes placed in the dishwasher and cleaned.
g) All keys are left in the unit, the doors locked and lockbox set up.
14. FULL PAYMENT: 100% of the rental fee (including Hawaii Tax of 13.42%) and cleaning fee, (if
applicable) is due sixty (60) days prior to the arrival date.
Note: Reservations made less than 60 days prior to arrival require full payment and damage deposit.
Long-term rentals may require a larger deposit.
15. CANCELLATIONS: Notice must be given in writing.
a) Greater than sixty (60) days prior to arrival date: Refund of deposit less US$100 cancellation
b) 60 days or less prior to arrival date: no refund UNLESS condo can be re-booked. If so,
refund will be pro-rated less the cancellation fee.
c) Early departure/shortened stay does not warrant any refund of rent unless we are able to
re-book the unit for that time period.
Renters should consider purchasing trip cancellation and interruption insurance.
For cancellations more than 90 days prior to arrival, the fee is $100. For cancellations less than 90 days and more than 45 days prior to arrival, the fee is $200. There are no refunds for cancellations less than 45 days prior to arrival. Travel insurance is advised.

HOLD HARMLESS: The owners do not assume liability for loss, damage or injury to persons or
their personal property. Owners are not responsible for items left in the unit. Owners do not accept
liability for any inconvenience arising from any temporary defects or stoppage in supply of water,
electricity or plumbing or any loss or damage caused by weather conditions, natural disasters, act
of God, or other reasons beyond the owners’ control.
KIHEI ALII KAI ASSOCIATION OF APARTMENT OWNERS HOUSE RULES INTRODUCTION The following House Rules have been duly adopted by the Board of Directors of the Association of Apartment Owners of the Kihei Alii Kai. The intent of these House Rules is to ensure the safe, quiet enjoyment of all residents and registered guests. As part of the Kihei Alii Kai Ohana, you are encouraged to have a good time in a relaxed atmosphere. The primary purpose of these House Rules is to protect all owners, and their respective tenants, visitors and guests, from annoyance and nuisance caused by the improper use of apartments and common elements of the Kihei Alii Kai condominium property. All owners and their tenants, visitors and guests shall be bound by these House Rules and by standards of reasonable conduct. COMPLIANCE WITH THE HOUSE RULES IS REQUIRED BY THE HAWAII REVISED STATUTES AND THE BY-LAWS OF THE ASSOCIATION OF APARTMENT OWNERS OF KIHEI ALII KAI. Your co-operation in adhering to these standards is essential to maintain the harmonious environment of the property. If consideration and common sense are practiced by all who utilize the property, we are sure that a friendly and pleasant atmosphere will result.
I REGISTRATION A. All owners, tenants, guests and contractors must register at the Registration Office upon arrival on property, complete the card in the Registration Office and drop it in the box provided. This registration is in addition to any registration required by rental agents and/or Owners. II OCCUPANCY A. Use of Apartments. All apartments shall be occupied and used as a private dwelling by the respective Owners thereof, their tenants, visitors and guests, only for the purposes that are consistent with the residential occupancy and rental use, and subject to the Declaration, By-Laws, and these House Rules.
COMMON AREAS, APARTMENT ENTRYWAY AND LANAIS A. Common Areas. The common areas include walkways, stairwells, elevators, entrances, parking lots, pool area, tennis courts and landscaped areas. 1.Running, horseplay, bike riding, skateboarding, scooters, rollerblading, allsporting activities and unreasonable or excessive noise are not permitted on theproperty.2.No feeding of birds or animals from lanais, pool areas or other areas of the property.3.Smoking is only allowed in designated common areas.4.Trash and Recycling. Owners, guests and tenants are asked to use the receptaclesprovided in the upper and lower parking lots.a)Trash should be wrapped or bagged to alleviate spillageb)Spillage on the walkways caused by apartment occupant should be promptlycleaned by said occupant.c)Only household trash is permitted in the receptacles
6.Dusting, Brushing or Cleaning Personal Belongings in any common area is notallowed, except at the hose areas. 7.Damage to Common Elements. Owners will be responsible for and bear all costs ofrepairs and/or replacements for any damage to the building, equipment, or any othercommon area property, if it is determined that the damage was caused by the Owner,lessee, contractor, employees, agents, occupants or invitees.8.Showers. Please utilize the showers located at the entrance of the lower and upperparking lots to remove sand and mud when returning from the beach.9.Landscaping. Changing the existing common area landscaping is not allowed.B. Apartment Entryways. Entryways must not be obstructed to impair ingress and egress. C. Lanais- (balcony) 1.Nothing shall be thrown or shaken from lanais2.Cooking on lanais is prohibited.3.Nothing is allowed in the apartment that will overload the floors, walls, or buildingroofs.4.Nothing is allowed in the apartment that could cause an increase to insurance rates orinsurance cancellation to the Association.5.Owners are required to maintain lanai rollers on doors to avoid noise nuisance duringoperation.6.Lanai maintenance must occur in a manner that liquids do not run off of lanai.7.Any use of cleaning agents must not interfere with other owners’ enjoyment of theirlanais.8.Lanai plants must be maintained to avoid soil and water runoff. Plants must notinterfere with other owners’ enjoyment of their lanais. This would include, but is notlimited to, insect infestation, falling debris and sight line obstruction. Plants may notextend through the lanai railing.9.All lanai lighting should be shielded.10.Lanai furnishings are to be appropriate and maintained.
11.Any storage of items that detract from the uniform appearance of the building,Including but not limited to, bicycles, surfboards and other household items, will not bepermitted.13.Appropriate holiday decorations are allowed to be displayed on the day of theholiday only. The only exception is seasonal decorations, which may be displayedfrom Thanksgiving through January 7.IV POOL/SPA/SAUNA/BBQ AREAS/TENNIS COURTS Revised March 2015 A. Pool/Spa. Hours are 8:00 A.M. To 9:00 P.M. The pool/Spa is used at the risk of the occupants. The pool/Spa is for the personal use of the occupants and guests of the Kihei Alii Kai. Occupants must accompany their guests in the pool/Spa area. B. Key. The pool/Spa/BBQ area gates are to be left closed and locked. A key is provided to all owners/occupants for entry and exit. Anyone entering this area by other means will be asked to leave. C. Pool/Spa Area Rules. The rules are posted inside the pool area and at the Spa. Everyone is required to adhere to them. Be advised that there is no lifeguard on duty in the pool/Spa area. Further, Management reserves the right to refuse admittance, or eject from the pool/Spa area, any person(s) failing to comply with the rules. 1.Please shower before entering the pool or the Spa.2.Please use handrail when entering pool/Spa.3.Children 14 and under are not allowed in the pool area without adult supervision.4.Parents and guardians are responsible for their minor children.5.Swimmers in the pool area must accompany non-swimmers.6.No glass or breakable containers anywhere in the pool/Spa area.7.No food in the pool/Spa area, all food must remain in the upper deck and BBQ area.8.No flotation devices except those designed as safety devices in the pool.9.No fins, snorkels or dive gear in the pool/Spa.10.No balls, Frisbees or other objects that fly in the pool/Spa/area.11.Only swim attire in pool/Spa.12.Children must wear a swim diaper when in the pool.13.No running, horseplay, pushing, shoving, aggressive conduct, or other boisterousactivity is allowed in the pool area.14.No electronic musical/audio devices may be used without personal headsets in thepool/Spa area.D. Spa Rules. Children, expectant mothers or elderly persons who may be affected by elevated water temperatures should not use the Spa. 1.Children aged 5 and under are not permitted to use the Spa.
2.Children aged 6 to 12 should spend no longer than 10 minutes in the Spa and must beaccompanied and supervised by an adult.3.Turn Spa jets off when finished.4.Spa is not to be used as a swimming pool.5.No toys of any kind allowed in the Spa.6.Temperature maintained at approximately 102 degrees Fahrenheit.7.For health reasons, after using the Spa, it is recommended that you wash your swimsuitand shower with soap and water after leaving the pool area.E. Sauna. Proper attire is required in the Co-Ed sauna. A key is required to enter. Sauna use and the increased temperature may have negative health consequences. F. BBQ areas. No electronic/audio devices may be used without personal headsets. Do not leave grills unattended. Please clean and turn off the BBQ after use. No breakable containers in this area. G Tennis Courts. Hours are from 8:00 A.M. to Dusk. 1.The courts are for the personal use of occupants and their accompanied guests.2.A pool key is required for entry.3.It is not a playground for children.4.Players are asked to wear proper shoes and attire while on the courts.5.No alteration of the playing court surface is permitted without prior approval of theBoard of Directors. 6.No food or breakable containers in this area.
G. PARKING PERMITS - All vehicles must be registered at the Registration Office to obtain a parking permit. This permit must be displayed in the vehicle when on property. L. VEHICLE DAMAGE - Damage to cars and/or other items in common areas are the responsibility of the person causing the damage. The Association of Kihei Alii Kai accepts no liability for vehicle damage. M. LOADING ZONES - Vehicles are not to be left unattended in loading zones for more than fifteen (15) minutes and vehicles are to be promptly moved upon completion of loading or unloading. N. PARKING - It is requested, out of courtesy to other residents, that owners/occupants with more than one (1) vehicle, park one under the tennis courts or lower parking area and any remaining vehicles in the 'Visitors' parking area in the upper parking lot. O. SPEED LIMIT - The posted speed limit is ten (10) miles per hour. All drivers are required to observe the speed limit VI NOISE AND NUISANCES (QUIET TIME IS 10:00 P.M. TO 8:00 A.M.) A. Generally. No nuisances shall be allowed on the property nor shall any use or practice be allowed that is improper or offensive in the opinion of the Board of Directors or in violation of the House Rules, By-Laws, or Declaration, that unreasonably interferes with
or is an unreasonable annoyance to the peaceful possession or proper use of the property by other Owners and/or Occupants. Owners are responsible at all times for the reasonable conduct of themselves, their employees, contractors, agents, customers, lessees, tenants, visitors and guests. Loud or boisterous conduct anywhere on the property, including in your unit, that disturbs the quiet enjoyment of others is prohibited. Violations are subject to fines and other enforcement by the Board of Directors. B. Noise. Designated quiet time throughout the complex is 10 p.m. To 8:00 a.m. Bedroom windows face onto the walkways and sound travels, especially at night. As such, we ask that you be considerate of your neighbors during quiet hours as you come and go. All owners and occupants shall avoid excessive noise of any kind, at any time and shall consider the quiet enjoyment of others on the property at all times. Noise transmission creating a disturbance or a nuisance is the responsibility of the Owner/Occupant to abate the noise transmission. In order to ensure the comfort of all owners, all audio equipment must be turned down to a volume so as not to disturb other occupants. Closing doors and windows would help.
